Reports say a Musk-linked xAI unit is offering to buy homes near a Mississippi data center if owners sign away claims tied to a noise lawsuit.
In short: A subsidiary of Elon Musk’s xAI is reportedly offering to buy homes near its Southaven, Mississippi site if owners agree not to join or pursue a lawsuit about noise.
A subsidiary of xAI, described as MZX, is offering to purchase homes in a neighborhood near Southaven, Mississippi, according to reporting cited by The Verge. The offer comes with a condition, homeowners must agree not to take part in a lawsuit related to the nearby data center and power plant.
A realtor going door to door in the neighborhood reportedly told a resident that xAI plans to buy 418 homes, and that 18 homeowners already planned to sell. Renters in the area have also reported being pushed out, with 60 days’ notice after landlords agreed to sell.
The Mississippi Free Press reported that some households received a letter explaining the deal. The letter says MZX denies the allegations, but is offering to buy property and, in exchange, asks residents to sign a “release” agreement. In simple terms, that is a document that gives up your right to sue, like signing a waiver before an activity.
The lawsuit, filed by three residents, accuses the company’s large data center and gas powered turbines of creating near constant noise and vibrations. xAI is also facing a separate legal fight from the NAACP, which accuses the company of running unpermitted methane gas turbines at the Southaven site.
Data centers are large buildings filled with computers that run online services (think of them as warehouses for digital work). This story shows how local residents can be affected by projects that support AI, including noise, housing disruption, and pressure to sign away legal rights in exchange for a payout.
